Colorado Springs was founded in August 1871 by General William Palmer. Gold was discovered in Cripple Creek about 20 years later which made Colorado Springs a thriving financial center almost overnight. The "rush" continued until 1917, when coinage shifted to silver. The city's focus then turned to tourism. In 1942 land was offered to the military in an attempt to broaden its ecomonic base. Fort Carson was the first military base to be established, followed in the 1950s with the opening of the U.S. Air Force Academy. Over the next 30 years, Peterson Air Force Base, Cheyenne Mountain Air Force Base and Schriever Air Force Base helped create Colorado Springs' reputation as the nation's military space capital, housing the North American Aerospace Defense Command (NORAD), and other Space Command centers.

It would seem that the influence of the military continues today to have a positive effect on even the real estate in the Springs. With troops moving in and out of the Springs, the market is continuously turned over, most likely the reason for home values remaining stable in comparison to national averages.
